オフィスビルや物流施設など、首都圏を中心に国内の商業用不動産への
投資計画が加速しています。
米国大手ファンドの調査によると、東京のオフィス賃料はリーマンショック前の
ピーク時に比べ６割程度の水準に留まっており、８割程度まで戻した
ロンドンや香港に比べ回復が遅れているようです。
しかし、アベノミクスによる景気回復への期待感からオフィス需要は上向き
傾向にあり、投資環境としては割安感が出てきています。
また、インターネット通販市場の急拡大で、即日配達サービスへの強化が
広がる物流施設の需要も膨らみ、国内・海外ファンドなどが相次いで
投資計画の拡大を打ち出しています。
国内・海外の投資資金が国内不動産へ向かうことが期待され、不動産の
活性化がデフレ脱却及び不動産開発に弾みがつく環境へと繋がります。
不動産投資が活性化してくると、様々な業種に経済効果が広まることから
このような動きは非常に嬉しくなる材料です。
アベノミクス効果で今後も資金と人が国内に集まる動きが出てくることに
期待ですね！
